About Greenbank Development
A hands on property development and investment business built by people who understand property ownership, improvement and long term management.
The directors
Greenbank Development is led by three directors with direct experience across property ownership, investment, refurbishment, lettings, development and business operations. The business was built around a practical view of property: buy well, plan properly, improve intelligently, create income and protect the asset over the long term.

Max Manners
Max works across strategy, investment positioning, project appraisal and business development. His background spans property ownership, hospitality, lettings, marketing and growth strategy, giving him a broad view of how property assets perform both commercially and operationally.

Sam Beazley
Sam works across property strategy, operations and investment decision making. He brings a practical, commercially focused approach to assessing opportunities, structuring projects and making sure the numbers, risks and delivery route are properly understood before a project moves forward.

Barry Lynch
Barry brings deep experience in Plymouth property, lettings, portfolio management and local market operations. His understanding of tenant demand, property performance, refurbishments and day-to-day management helps ground Greenbank Development's projects in the realities of the local market.
Built by landlords and developers
Greenbank Development was created by people already active in property. Our work is grounded in the practical realities of buying, improving, letting, managing and maintaining buildings.
That matters because development does not end when the works are finished. A successful project has to make sense as an investment, work for the people who occupy it and remain manageable over the long term.
We look for opportunities where value can be created through better use, better layout, better condition or better management. That includes HMOs, buy to let property, commercial to residential conversion, refurbishment and small scale development opportunities across Plymouth and the South West.

A hands-on model
Our approach follows the same simple structure used across the Greenbank Development site: Source, Plan, Build, Fill and Maintain.
We source opportunities carefully, plan the route to value, deliver practical improvements, move completed properties into income and protect performance through long-term maintenance and management.
This keeps the business focused on the full property lifecycle rather than just the acquisition or build phase.
Our professional network
Greenbank Development works with a trusted network of professional advisers and delivery partners across finance, architecture, planning, conveyancing, quantity surveying, contracting and property management.
These relationships allow us to assess opportunities properly, structure projects sensibly and bring in the right expertise at the right stage. They are independent partners, not directors or employees of Greenbank Development.
Finance
For funding structure, lending, investor finance and project finance advice.

Architecture
For feasibility, layout, planning drawings, design and building regulation support.
Planning
For planning strategy, change of use, permitted development and local authority engagement.

Quantity surveying
For cost planning, project budgeting, tender review and contract oversight.

Contractors and delivery partners
For refurbishment, maintenance, compliance works and practical project delivery.
Part of Greenbank Property Group
Greenbank Development sits alongside Greenbank Property Maintenance and Greenbank Home Services. This gives us a broader understanding of the full property lifecycle, from acquisition and development through to maintenance, presentation and long term care.
A practical first conversation
